Hilton is set to make a high-profile return to South Australia, with the signing of Hilton Adelaide East End marking a new chapter for the brand in the state.

The 27-storey, 251-room new-build hotel will rise as part of Arcadia, a mixed-use $250m development in the city’s East End, at the former home of the Red Cross on Pirie St, designed to revitalise Adelaide’s eastern CBD. Positioned as a design-led flagship, the property will feature vibrant public spaces aimed at catering to both business and leisure travellers.

The project will be developed under a franchise agreement with Auriga Investments and operated by Trilogy Hotels, reinforcing a collaborative push to reintroduce the Hilton brand into the local market.

“The return of Hilton to Adelaide is both a symbolic and strategic milestone,” Hilton Australasia director of Development, Tushar Raniga, said. “This project allows us to reintroduce Hilton Hotels & Resorts as a modern, design-led flagship aligned with Adelaide’s growth and evolving skyline.

“Auriga’s vision and the site’s exceptional location make this an ideal opportunity to re-establish Hilton’s presence in South Australia in partnership with Trilogy Hotels.”

Auriga Investment group director Eric Luk highlighted the brand’s legacy in the city, noting its long-standing role in Adelaide’s hotel landscape.

“For more than four decades, Hilton has played a defining role in Adelaide’s hospitality landscape, and Auriga is honoured to be part of its rebirth,” Luk said.

The original hotel in Adelaide in 1982 on Victoria Square, and operated under the Hilton brand for over 40 years. In 2025, the property was sold to Thai-based Amora Hotels & Resorts, marking the first ownership change in decades.

At the same time, Hilton’s long-standing management agreement on the building was approaching expiry in 2026, meaning the new owners were free to rebrand or bring in a different operator. Following the sale, the hotel is being repositioned as Amora Adelaide, with significant investment into upgrades and refurbishment.

“Every great city needs a Hilton hotel, and we are honoured to have been appointed by Auriga Investments as operator of the new Hilton Adelaide East End,” Trilogy Hotels CEO Scott Boyes said.

“This landmark project underscores Trilogy’s dedication to maximising performance for hotel owners while creating memorable stays for our guests.

“By combining Trilogy’s local expertise and disciplined operations, along with Hilton’s powerful loyalty program, the hotel will set a new benchmark for quality and service in Adelaide.”

Scheduled to open in 2031, the hotel will join Hilton Honors, which boasts more than 243 million members globally, further strengthening Hilton’s footprint in the Australian market.
