Marriott taps Richmond for Australian debut of Fairfield and Apartments by Marriott

Marriott International has signed agreements for a dual-branded hotel development that brings both Fairfield by Marriott and Apartments by Marriott Bonvoy to Australia for the first time.

The new-build project is located on Bridge Road in the vibrant inner-city suburb of Richmond and is set to open in two stages in 2026.

Scheduled to open mid-2026, the soon to be named Apartments by Marriott Bonvoy is expected to debut with 26 units, offering contemporary one and two-bedroom apartment-style units designed for longer-stay guests. This is slated to be followed by the 100-room Fairfield by Marriott hotel in late 2028, delivering the brand’s signature contemporary and effortless stay experience.

The hotels are owned by a consortium of Melbourne-based individuals with longstanding experience in property development across Australia and China, including the Courtyard by Marriott Melbourne, Flagstaff Gardens. The properties will be operated by Gatehouse Hospitality through a third-party management agreement.

“Today’s announcement of this exciting dual-branded project marks a record year of new hotel signings for Marriott International in the Australia, New Zealand and Pacific region,” Marriott International vice president of hotel development Australia, New Zealand, and the Pacific Richard Crawford said.

“As we continue to expand our footprint, it is crucial that we introduce brands to market that offer a strong point of difference. With that in mind, Bridge Road is an exciting new precinct for us. We are confident that these new brand experiences will be very well received by our loyal Marriott Bonvoy members and will enhance the profile of Richmond as an appealing alternative to CBD accommodation.”

Vincent Chen, Director of LLC 375 Properties Pty Ltd and HLL Development Pty Ltd, said that he and his partners were extremely proud to be involved with this new collaboration

“We are thrilled to be a part of this innovative concept, which promises to combine the comforts of home with Marriott’s renowned hospitality,” LLC 375 Properties Pty Ltd and HLL Development Pty Ltd director Vincent Chen said.

“This new hotel is being built on the belief that Fairfield by Marriott will attract diverse travellers seeking modern-yet-affordable lodging in a growing corporate and leisure-oriented part of Melbourne.”

Apartments by Marriott Bonvoy is one of Marriott’s extended-stay brands offering apartment-style accommodations designed for travellers seeking more space, independence and a local neighbourhood feel. With full kitchens, separate living and dining areas, and a light-service operations model, the brand provides an elevated home-away-from-home experience for families, friend groups and long-stay business travellers.

Fairfield by Marriott is the company’s largest global brand, known for its uplifting design, modern amenities and thoughtful guestroom layouts that support productivity and rest. The brand focuses on delivering a contemporary and effortless stay for guests to maintain their routines while on the road, supported by 24-hour fitness centres and dedicated workspaces.

Together, these new hotels represent a significant step forward in Marriott’s strategy to broaden its offering and introduce new experiences to all types of travellers in Australia.
