The Smith Hotel Darwin will be transformed into the Courtyard by Marriott Darwin, marking Marriott’s first foray into Australia’s Northern Territory and use of third-party operator Trilogy Hotel.
The announcement follows the establishment of a multi-property partnership with local enterprise DCOH in October 2024.
DCOH, a family-run business and one of the Northern Territory’s largest construction, property and hospitality providers is spearheading this ambitious project.

“When it comes to unlocking the full potential of our key CBD assets under Trilogy, the Darwin community deserves the very best, and that means bringing an outstanding global brand like Marriott to the Darwin marketplace,’ DCOH managing director Shane Dignan said.
“As a proud Northern Territory hotel owner, we’re eager to highlight what makes Darwin a unique and special destination as part of the hotel’s transformation.”
Located in the heart of Darwin City, the 186-room Courtyard by Marriott Darwin will provide guests with easy access to the city’s key attractions, including the Darwin Entertainment Centre, the Convention Centre, Mitchell Street’s nightlife, the new Cinema Collective venues, The Esplanade, and the Museum of Modern Art.
The hotel will also feature an outdoor pool, gym, and the vibrant D Bar and Restaurant, offering a mix of Australian and Asian-inspired cuisine.
“We are thrilled to be bringing Marriott to Darwin, and in a big way, to a proudly locally owned hotel,” Trilogy Hotels CEO Scott Boyes said.
“Trilogy will work closely with Marriott to maximise the unique opportunities this market holds.”
The Courtyard by Marriott Darwin is slated to open in the first quarter of 2025 at 81 Smith Street, promising to elevate Darwin’s hospitality offerings and set a new benchmark for the city’s hotel landscape.
